Do trailers for sale come with the land/lot included?

Manufactured homes are sold several ways

1) Through a dealer = new ones
2) Independently = usually need to be moved at cost to buyer (investor dumping to build on land)
3) Purchased on land = most of the value is in the land, substantially less then a stick built home on land/porperty
4) On leased land = buyer pays rent space and owns manufactured home

Dear Tinkertorres:

It just depends on where the trailer/mobile home is located. If it's situated in a mobile home park, chances are the lot/land is leased to you for a monthly fee - typically around $300 to $500. If the mobile home is by itself in a rural setting, it's probably being sold together with the land that it's on. If there is a particular property that you're interested in, I would be glad to research it for you.

If you're looking to purchase a manufactured home they come with their own land or on a rented space in a mobile home park. A manufactured home on land is considered 'real property' or taxed as real estate. This type is where you can buy using FHA 3.5% down payment financing. Prices and interest rates are low so a great time to buy.
