Do centex townhomes add additional price for premium lot & elevation to apart from the base price?

Asked by Ashra, San Jose, CA Tue Apr 7, 2009

We recently visited centex townhomes in windemere.centex had this current offer 10% off from the purchase price when we take a print out of the we did take a print , plan 3 price given at their website was 527,900 .when we visited there ,it was a different story ,the sales person said the price given at their website was wrong ,they usually add 14 K to the base price for premium lot and elevation.(As for as i know i dont think there is any view for a premium lot ,all i can see is the neighbours window)so i dont get it why they add the price.Arent they suppose to give the price what ever is listed on the website.she says they just want the people to come in .How can a website be wrong? also she was not ready to give the 10% discount 1st she wants us to sign the contract before even knowing the price.once we sign then she wud tell us what kind of offer we get..dont u think this is cheating people.we have to drive all the way from sanjose with 3 kids just to get cheat

We put down a pre construction deposit on a premium lot. The Centex townhome is in Houston,Tx We choose the lot because the views offered are not just neighbors windows. There is a large "green area" next to the townhome. Out townhome is an end unit. The views are of a pond with fountains to our side and woods to the rear.Only the front windows have views of neighbors and they are approx 100+- feet away. I sure wouldn`t pay a premium for a lot that offers the same views etc that any other lot does.

Hi Ashra. I would strongly suggest that have a Realtor represent you. Tell centex that you won't buy unless they "cooperate" with your Realtor. This may be your biggest purchase of your life and at the end of it, you will want to feel good about it. What you describe sounds odd to me, like they may be trying to "bait-and-switch" people. Another good reason to have representation. Also, remember that the property tax is much higher in Windemere. Probably 1.7% for those units. Did they tell you that?
