Do I have to work with just one agents ?

I had 2 agent recommendations from friends, one of them seems to deal mostly with condos in SF while the other deals in TIC. Do I have to stick with one agent ? And what about looking in San Mateo should I have my San Fran agent look in San Mateo ? I'd rather have someone who specializes in the area but then I am dealing with 3 different agents.

You may one or several agents helping you. I would be honest with them and let them know you are using a different agent for each area. If you choose to use multiple agents for the same area they may be showing you the same thing. Also, they may not want to work with you as they may not perceive loyalty. Good luck.

You can use as many agents as you like. Just don't sign an exclusive right to represent agreement and don't see a particular house with more than one agent.
