I have a rental property next door and know the neighborhood well. This is a great area for the money, but make sure you do your research on the properties that have been sold or are pending. There have been a number of foreclosures and short sales that have helped bring prices down. In May I sold my home next door in Clearbrook neighborhood. It sold in approximately 60 days from start to finish. It held its price quite well for approximately seven years. You cannot go wrong in Delray Beach if are patient......but when you find a good deal, buy it!

Lots of activity in Delray as more and more buyers are jumping on opportunities flanking Atlantic Ave which in my very humble opinion is the best streetscape of its kind in southern Florida. And the closer you stay to Atlantic Avenue and the beach the better. We just closed last week on an incredible condo just a block to the beach for one of our international clients and they could not be happier. Walk to the beach, walk to Atlantic Avenue; who needs a car!

So much will depend on your particular needs and budget but if you want to stay with units built after 1995 some developments worth of consideration are Meridian, Atlantic Grove, The Mark, Astor and City Walk at Pineapple Grove. I have a complete analysis of the latest market conditions in each of these developments and if you would like me to forward that information just let me know.
