What price property on you purchasing and where is the location?
The location is important, because we must factor in any costs associated with the community such as homeowner's association dues, CDD fees (if applicable).

We specialize in new construction with builders and in some cases, the builder will assist you in paying all your closing costs and sometimes even the prepaid costs such as prepaid property taxes, home owner's insurance which is for your escrow account. There are several new home builders currently building in Duval county and St. Johns county. We have worked with all of them and are very familiar with which builder can assist you with what costs.

Traditionally the Seller pays for the deed, owners policy and closing agents costs. The Buyer pays for lender fees and costs related to mortgages such as appraisals and recording fees. The average costs depends on the size of the loan and can range anywhere between 1 1/2 - 3 %. My recommendation for lender related questions would be Trustline Mortgage (904) 398-6220 and for a title company Sheffield Boatright Title Services (904) 733-7900.
