Capital One Short Sales

Does anyone have any experience with dealing with Capital One for short sales? How are they to deal with?

I am dealing with Miguel Gutierrez Short sale closer at Capital One since February 2013, and he has been the worse person to work with. I asked for an a few weeks for my buyer to close because he has been waiting on capital One since Feb-March 2013 and he closed my file and want me to start the process over again for the 3rd time. He is the worst of the worst.

Have your agent look up They have pages on individual lenders and discussion groups to assist agents working short sales.

While short sales can be bargains, they also can take a lot longer than bank-owned properties. Some banks will negotiate in a timely manner on short sales but most will prioritize properties they have already repossessed.

Get pre-approved from the right bank. When making an offer on a short sale, it’s often strategically helpful to be pre-approved by the same bank. During negotiations, this may tip the scales in your favor.
