Canadians looking to purchase a property in Sedona; are we being realistic?

We are a young(ish) Canadian couple 40y/o from Calgary, AB looking into purchasing a property in Sedona. Initially we will use the place for 2-3 weeks a year, and put it to use as a vacation rental the rest of the time. The long-term plan is to use this as a winter destination for 3-4 months of the year. Requirements are 1) good location with excellent views (similar to MLS #116267) 2) preferably a town-home or condo (that allows vacation rentals) for security and low maintenance 3) priced around $400,000 or less 4) fairly modern interior or recent renovations. Are these realistic criteria given the current market situation? Speaking of the market in Sedona; from what I've read there seems to be several years supply of homes on the market. Is this true? The property will be purchased via a Canadian-registered corporation; are there any special considerations around this?

It is best to talk to an Arizona Tax Accountant about the foreign cooperation. If you have any trouble in Sedona come to Prescott.

Dear Canadians:

You can purchase in Sedona within your price point. However, you must be aware of the most important item currently facing vacation rentals in Sedona. Currently, there is a law on the books that prevents any rentals less than 30 days within the city and within the county's where Sedona is located (Yavapai and Coconino). It's a law. It's on the books. It's true - no matter what any other person or rental agency tells you. However, even though that law exists, many homeowner's and condo owner's use their 2nd homes as vacation rentals. You will have to compromise a little on your wants - but it is doable. There are also tax implications for international buyers that you should be aware of. I work with international buyer's and would gladly answer any of your oter questions.
