Canadians looking to purchase a home in Tampa-area (part-time family use and rental property)

Any feedback or suggestions would be much appreciated:

My wife and I are looking to purchase a home on the Gulf coast near Tampa. We wish to be max 1.5-2 hours from Orlando and max 1 hour from TPA, which I believe places our target area from New Port Richey to Bradenton. This home would be used by us and our extended family for approx 8 weeks of the year and used as rental property for the remainder. We are looking for a home with the following features:
- 3 bedrooms
- 2 bathrooms
- swimming pool (or shared swimming pool in that community)
- near golf and shopping
- safe community
- newer built home (2000-ish or later)
- RV park or RV parking nearby
- grounds keeping would be ideal, but not mandatory
- price of $125K to $150K-ish USD
If anyone could recommend communities or specific homes in this area that would satisfy this criteria, please let me know - your time is much appreciated. We are planning a trip to the Tampa area in mid to late April to look at homes.

Finding a house that fits your criteria is the easy part. Almost any nice community in Tampa will be well within your criteria. Selected communities we recommend: http://www.tampa4u.com/communities.html

The hard part is being able to rent it out when you're not using it. It will be hard to find a tenant who would vacate the property 2 months in a year. Even harder to find a tenant who would lease for 10 months ending in those months you would like to use the property.

Your best bet will be Lake Jovita, and Saddlebrook. They have villas, homes, and condos you can buy that can be put in a rental pool when you're not using it. Consider the Sarasota /Venice location. It fits your criteria and offers the quality of life and value that many of your Canadian countrymen are attracted to.

There are many options available to you and this is a great time to be buying.

My husband and I just had the 'should we buy a vacation home in Bradenton' conversation last night. We have extensive family there and really enjoyed ourselves when we visited this past Christmas. I will try to make this brief but if you would like to continue the conversation please contact me directly. To get the newer home in Florida in your price range you will most likely use an RV Park but there is one in about every section of Tampa. I would recommend the following community areas:

1. New Tampa/Wesley Chapel - Newer homes, right distance, golfing, brand new mall, RV parks, great pricings and you would be able to rent your property depending on the time of your use to either college students at USF or maybe even seasonal/corporate renters for the local corporations.
2. Lutz - for the same reasons but I would double check on the renting possibilities
3. Lithia/Brandon/Riverview - Also great new homes and good prices right now, two great RV parks nearby too, next to Brandon Mall and Ellenton Outlet Mall - I am not sure if they would be good rental areas.
4. Bradenton - is a great location close to St. Petersburg, Tampa, Sarasota etc. I also believe renting the property may work there too.

I personally don't recommend going to the New Port Richey/Holiday area. This just based upon what you are looking for and nothing against the communities there. Good-luck in your search.
