Can anyone recommend an ethical structural engineer? We recently closed on a house and learned that the sellers did not disclose foundation problems.

Asked by Holli, Dallas, TX Tue Oct 29, 2013

We just moved to Dallas from the East Coast and were not aware of the severity of foundation issues with Dallas homes. While the previous owners provided a flimsy engineer's report in the disclosure saying the foundation was sound, we just happened to learn the sellers had also received an estimate of more than $10,000 from a foundation company the year before that they did not disclose. We are shocked and devastated of what the total cost of repair could be with secondary damage repairs as well. We would like an independent assessment to verify the estimate. Any advice out there?

yea I wouldnt be too worry just base on one repair estimate. The price of repair can varies by thousands from company. Afterall they do need to sell in order to do a repair.

Have you contacted your Realtor to discuss the potential of lawsuit against the seller for non disclosure . OF course attorney fees are not cheap.

Yes, thanks. We are looking into it but agree that attorneys fees are not cheap either. We can't figure out what the good of having a disclosure law is if sellers are only held accountable if the buyers can afford astronomical legal fees.
