Can a broker give me their professional idea of how much a year property in Nautilus will increase or decrease in the over a million $ properties?

Hello Patricia,

No one has a crystal ball, and past performance does not warranty the future results.
However, you can see the dynamics/trends by looking at Zillow.com (putting the address in)
and getting a more specific info from your real estate agent (we have all the data and statistics info built in MLS).

Since we are about 2 years into the cycle, the predictions are positive, and the sooner you buy,
the bigger gains you'll see, as a general rule.

It all depends if this will the the buyer's primary home or not. You need to contact the Miami Dade Tax Collector. or check http://www.miami-dade.gov

Nothing is %100 but you can go with some data to make a safe prediction by analyzing the inventory in the market, how healthy is the current market, the market trend of other markets effecting real estate market. The best idea I think is if you look at a history of sales in the past year. Chart and analyze the graph. Are You looking to buy as an investment to rent or flip?
