Once a MLS listing search is established with a Realtor, you can obtain property listings as soon as they become available on the market. Please let me know if I may be of assistance.

Yes you can. However, you will need to demonstrate to the REALTOR that you are a serious buyer. The effort required to get you onto the First Look option means you will have a limited opportunity to buy or you will be removed from this option. This means....if you looking for a deal...you are not First Look material. If you can not decide quickly, you are not first look material. If you are not in control of the funding source, you are not First Look material. You only get three swings at the ball. Your absolute best bet is to develop a relationship with a Foreclosure listing agent who knows about potential listings before they even make the MLS. Look for the Homepath agents that deal in government foreclosures

Aligning yourself with a great agent where you want to buy, being pre-approved and having your "ducks all in a row" will give you an advantage some others don't. There is no way to beat everyone to the market on every home, but sites like this an many others are behind by hours or even days when it comes to seeing the latest listings.
As an agent, my MLS allows me to set up a search with criteria that matches what my buyers are looking for. I can either review and send them myself or automate it and have the newest listings that generally match the search criteria in real time. My guess is that agents in NV have a similar if not the exact same capability.
While others with the same set up will also receive them, you'll be ahead of many who search on their own or have less than the most responsive agent.
Step one is to find an outstanding agent who can clearly understand your goals and will work hard to accomplish them with you. Find an agent who has the knowledge and experience you need to win in multiple bid scenarios and listen and learn from them, We do this everyday and usually know what it takes to win. We have a saying when working with new buyers, "they have to lose one or two before they believe us." I don't blame anyone for being suspicious of a "salesperson", I know I am. But when I find that outstanding exception to the rule, someone who truly puts my interests first and has knowledge and experience I don't, it's worth listening and trusting.
