I just finished working on a deal (that didn't go through) similar to your scenario. As noted, financing was not attainable due to the fact that the buyer couldn't demonstrate that they would have a job or be able to continue working. In this case, surgery and rehab were pending. The bottom line, the buyer has to demonstrate the abiltiy or probablilty to repay the loan. By not being able to determine the buyers future income the lender turned them down. Based on what the loan officer is saying, once a determination is made regarding when disability stops and employment begins, then financing may occur. This was just my experience. I would contact a qualified lender for further confirmation.
