If your credit scores are 620 and above YOU could be approved however you still need the following:

1. 3.5% or more down payment
2. 2 years solid employment
3. Debt / income "in check"

Contact a mortgage broker who can discuss your entire file

It really will depend on your financials/assets and just how bad your credit score is--visit with any qualified loan officer(s) first, see if you qualify and have your credit score checked--their scoring is often different--in the meantime, do pay all bills on time, keep credit cards below 50%, dispute negatives, pay off old debt, pay down debt, etc.

If you put a significant % down on a home you may be able to get a loan. You interest rate may be above the average rate however.
