Hi you only need 3.5% down to purchase. It is best to speak with a mortgage professional to get approved to purchase.

You can also have the seller pay for your closing costs.

Depending on what type of mortgages you qualify for and how much a bank will lend you it is possible. Regardless of how much you have for a down payment, it is more importnat to have a steady, reliable source of income, a low debt to income ratio, and a good credit score.
