Asked by Karen Grady, Las Vegas, NV Thu May 14, 2009

I never bought a home before. Recently seperated ruin my credit. My car is almost paid off so I won't have a car payment soon.

If you have some cash for a deposit, depending on how long it will take to repair your credit, rent to own may be a good option for you. I work with a lot of lease optons or rent to owns right now.

NACA isn't credit score driven, but you must have a good payment history over the last 12-24 months. However, they will work with you to clean up your credit so you can buy. Its a great program offering 30 yr fixed rate, no down payment, no closing costs, and I believe the rate is 4.65% right now.

To purchase in this market you need a minimum 620 score with 3.5% down for FHA,720 and 10% down for conventional. There are still some 100% financing programs out there but you must live in a rural area. Speak to a reputable local lender to find out what steps you need to take to restore your credit.
