Technically yes. The deed restrictions for Sun City state that at least one "occupant" must be 55+ years. You can be the owner you just cannot live there. If you plan to use it as a rental keep in mind that Sun City has several different HOAs depending on the property type and location.
Single family homes have one association and condos (including duplexes) are governed by several different ones. Some sections do not allow rentals, still other only allow rentals to a percentage of units.
