Can HOA Fees be Negotiated?

I Was looking at condos at Bella Harbor and noticed that the HOA fees Varied
from some of the units, If the HOA fees are for the common area's then why are they different

Thank you for your inquiry. HOA FEES are established by the condo association and can not be negotiated. The HOA fees varied perhaps because of the size or location.

Hi Edward, good question, the fees are normally calculated by the square feet of the unit, if the sizes of the condos are different, you will see that the fees fluctuate. They are fix amounts that may go up sometimes for specific assessments’ but they are not negotiated by the condos owners, everybody is expected to pay they fair share of the total. Condo's have condo fees. HOA's have HOA fees. These are NOT the same. However, in answer to your question. All condo fees are the same. Most sales associates fail to investigate fees to ensure they have the latest numbers. Fees can sometimes change annually to allot for the following year's budget, and if folks in the condominium have failed to pay their own fees, those who are paying fees may end up with a special assessment to cover common areas which should have been paid by others.

Any time you have a question on a condo that you may wish to pursue answers on. Ask for a "Frequently Asked Questions" sheet (it is mandatory and must be furnished by the association management company). It will spell out the condo fees and other rules which should be spelled out before a contract is negotiated. These are spelled out in law, F.S. 718 for condos, F.S. 720 for HOA's. Only work with sales associates who are familiar with these laws as they relate directly to buyers and sellers in shared ownership communities!

Normally, HOA fees are not negotiable. Condos fees are different because the size and location of the unit.

Edward, I can't answer for that particular condo association but often, condo fees cover the exterior of the units and items such as siding, roof, window exteriors, chimney's, etc., Certain associations have different budgets depending on what the scheduled maintenance needs to be and how much roof line and such will need to be maintained. That could very well be the case.

It's best to call or have your agent call the association directly. It's possible that there is a special assessment for a repair or replacement set in place and that could affect the amount. Call the source directly and ask. good luck.
