You should interview a number of agents/brokers, of course, as we are not all the same. Find out who knows the market, who knows how to negotiate, and who has a personality you click with. I actually lived in the neighborhood just East of Skies West in Tuscany for four years and am very familiar with the Paradise Hills (87114) area of Albuquerque. The only thing that I make sure that my buyers have is a pre-qualification letter from a lender. This allows us to present an offer with real persuasion (some sellers will not even look at an offer without a pre-qualification letter. The fewer conditions on the pre-qualification letter will provide the listing agent with more comfort and usually can create an atmosphere where the seller will take less than they would with a buyer that they are not confident with going into escrow with. The process of getting a pre-qual also educates the buyer about what the monthly mortgage expenses will be and quiets one of the many variables in the home purchasing process.
