Buying a home with a tenant who wants to take things with him.

A home I am interested in have a rental tenant in it presently. Through the grapevine the tenant wants to take the very nice front door, fixtures, appliances, etc when the house is sold. If he does this after closing isn't this illegal? I have heard that the seller would need to replace everything but what is to stop him from replacing an $800 door with a budget $100 one? I am wondering how I could avoid this?

You have purchased the home in its present condition all this items appear to be attached to property. If tenant REMOVES any item WHICH does not belong to him/her/them you can file legal proceedings against them sue.

This is definitely illegal both before or after closing. The tenant is renting the door,fixtures,etc. he does not own them. Purchase agreements are different in every state,but ours in Louisiana spells out in great detail everything that must remain with the property down to cabinet knobs etc. Your purchase agreement should adress this if not you might have to spell everything out. The seller needs to be in control of this,as the tenant would be stealing from him.
