If the state does it, do they charge a fee?

Not only should you conduct various home inspections, with regard to the well, the lender will require it. The cost can come to approximately $300.

If you're working with an agent, he or she should be able to assist you. If you're not working with an agent, I strongly recommend working with one. Since the seller typically pays for the agent's commission, their assistance to you can be at no cost.
