Home builders do not operate like car dealers. New home builders generally do not take a resale home in trade in order to sell a new home. If they did they would have to offer a low price on the "trade-in" because they would have to resell it and recapture the value they paid for the house and, also, the selling expenses. They are not in the used home sale business. They are trying to sell off their inventory not add to it.

You would be better off selling your home at its true market value and negotiating the purchase of a new home, with the help of an experienced Realtor, from the new home builder.
