Best neighborhood in Portland for about 250K for a single family home?

There are a lot of nice properties close in around division street, just west of Sellwood that you can buy for under 250K. Close in division still has great shops and nice old homes with great character. I've sold a number of homes in that area this year and helped buyers find more. Let me know if I can help.

Jen, now you have defined a little better what you want. Rose City, Montivilla, Powell towards Division are all areas that will work for you inside 82nd and $250,000 is the average range you are looking. Also go to has alot of information.

I do know Portland pretty well but I'm still learning neighborhoods. I don't want to be out in the 'burbs, I like the close-in neighborhoods and older homes with some character. I live in Mt. Tabor now and love it (clean and safe, love the hills, it's quiet, and I don't have to drive everywhere) but it's pretty much out of my price range. I would love to find a home that hasn't been updated. I wonder if parts of Montavilla or Rose City Park would work. Any suggestions? Thank you!

I've been showing in the $250k and under range to a couple of buyers regularly lately and I'm surprised as to the number of choices in good neighborhoods that we have! I agree with Tom, you need to sit down with a trusted real estate advisor and brainstorm your basic housing needs, willingness to commute, your desires and wish list to see what neighborhoods match. If you know Portland, you can go to my excellent property search site at and choose your favorite 'hoods and get a daily e-mail with properties that match your search. If you don't know P-town, then it's time to connect with a professional Realtor and start determining what locations would be suitable. There is no "right or wrong" in real estate, its what feels like home!!!

Jen, that is a loaded question. Here are a number of things to clarify your question.
What style?
Bedrooms and baths
fix up or done
on bus route or walking to area shops
commute to work
yard no yard
All these things go into a decision on a house value and location. Location is what drives the price up and that also helps when you sell. In Portland inside 82nd the market it hot in this price range because you are under the average sales price for homes. the first time buyers are out in force and I have been in on 3 offers with 14 offers on 3 different homes this week and many last week. If you are a first time buyer you have to have an offer on a house by Oct 15th if you are going to get closed by Nov 30 to get the tax credt and this is what is pushing the market but first time buyers are always buying when rates are this low it gives them more buying power this year over last year. is a good web site to check out the area
