Berkeley hills home price trends

Hi, I am looking for a bargain home buy around the north side of UC Berkeley campus, ideally within 15 minutes walk to the campus, bay view, 2-3 beds, yards, safe area. As my family are not moving to this area in the next f two years, I am looking for an investment deal. We hope to move here when we are retired in about 10 years. We have cash ready to pay for the down payment. Hope we can wait for a foreclosure or REO deal. I heard that Albany schools are the best in East Bay, how are the Berkeley district schools compared with the Albany ones? Can any agent keep me in mind and notice me any such good deal?

the homes in the Berkeley hills that are 2000 sq ft or so, and with the 20's architecture and nicely updated are not only holding their value, they are actually up 2-5% over last year. there are few great ones to choose from, but we are finding them and selling them. we occasionally see competetive offers. Berkeley schools are as good as Albany. they are always neck and neck, but either a home in Albany or Berkeley provides you with a great place to live. I have been here many years, and my children went through the Berkeley schools, including UC Berkeley. I was very pleased by the opportunities. REO's are few in these two cities, and when they have come on the market, they have needed alot of work - structural and cosmetic work to be livable. Glad to keep you in mind if you tell me your price range and how many bedrooms and baths you want. All the best. Liz
