Baths and re-sale value

When looking into buying a home and planning to live there 7 to 10 years. How much of a re-sale value difference would there be for 3BR 1.5 Bath craftsman colonial. The full bath of both houses are on the upper level the only difference would be the half bath of one is on the main floor vs the basement.

With that type of bath configuration, you are apparently looking at a home in one of the older sections of the city. If that is the case, then overall condition/upgrading is far more important. Are the 'wet areas' in good condition with no mold issues? Are the windows/plumbing/electrical systems updated? Do you have at least a one-car garage? And, most important, get a good inspection AND realize the limitations of even the best inspection and prepare to be surprised by a few items that were not apparent.

Yes it is in a older section of town (most of the houses are 1920 - 1930 ish craftsman style homes).

Consumers typically look for 2 full baths or more in our area. But, it really depends upon the neighborhood. If the neighborhood is established and most of the homes have 1.5 baths, the buyers who have decided to make that area their home will know and accept the bathroom limitations as a tradeoff for other wants. What is typical for the neighborhood? A buyer will choose the most property he/she can obtain for the $$ in the given neighborhood they seek. Bath count is only one factor in the total evaluation. For some buyers, a minimum bath count will be essential; others not.

Half bath on the main floor is a big deal..Women in general hate having to walk up or down stairs to go to the bathroom..and mature people of either sex also find this an irritant.
