Kiran the parcels that Mr Shi sent you that are within your price range are in geological hazard areas. In certain instances they are in block landslide areas. That means that the soil is moving. In some of the Bohlman parcels the block landslide is 210 ft down and moving one foot per year. Any Realtor can provide a list of MLS listings and appear to be answering your request but understanding your specific needs, that you have a strict budget and that you can't afford errors requires a local specialist. Call me and leave your number today

I just sold a ready to build lot in prime location, 12,750sf for $1,300,000. building a home in Saratoga can be very frustrating to newcomers to the market. You will need an architect that is totally familar with the building codes of the City of Saratoga.

If you have a contractor in place they can advise you regarding city building codes. Your realtor can let you know what the zoning is and if the land is allowed to be built on, they can also find out if the land is padded and entitled. Has far as the construction loan you need to talk to a loan officer like myself who specializes in construction.

The Conley Real Estate Group has three generations of home building and land development in Santa Clara County. Weheirloom with the Land Entitlement Consulting Company that has handled subdivision and single family home developments for single family homes from land purchase to turn key development completion. In other words our team sells or brings a client into a multi unit subdivision or a parcel of land and thereafter performs the following tasks: 1. Proforma and cost analysis sheets to define the initial development and construction costs based on your proposed development proposal. 2. Introduction to several architectural teams. 3. Initial soft costs i.e. city, school, park fees etc. 4. City entitlement processing 5. Initial bids for every item to develop a comprehensive finished cost proforma with a contingency account to insure a secure finished price for the development. 6. Construction bids 7. Supervision of construction at ever level from building permits on the soft costs side through to turn key finished home development, landscaping, entertainment systems i.e. BBQ, swimming pool(s), athletic court(s) etc.

The Conley Real Estate Group's level of expertise is unique in the local real estate marketplace. Experience has been derived from thirty to forty local builds and or local subdivision site approvals. This requires a comprehensive understanding of every aspect of the approval process, political connections and the means to communicate with the planning departments of each respective city, neighboring property owners and lenders to complete your specific goals. Sample projects include Saratoga Legends - Navico Development Inc.15 -6,000 sq ft. estate homes),Sisters of Notre Dame, Saratoga -Sobrato Organization Inc., (10 estate sites from a 22.97 acre original site), Harwood Manor - Los Gatos., Coffey Development Inc. (17 homes). Saratoga Nursery Site, Cox Avenue, Saratoga, Mt. Soledad, La Jolla, California (10 homesites), Stevens Canyon Site, Cupertino - (3 homesites), etc etc. as a sample of experience. Additional developments can be provided upon request.

Contact our office directly for a private meeting and subsequent introduction to several non-MLS off market land projects, private off market estate sites or a thorough negotiation assessment of any existing sites offered for sale privately or on the MLS.

The key is to retain a land specialist to represent your interests. The process of developing land into a finished home involves numerous variables that must be fully understood previous to removal of contingencies, preferrably before the initial offering processing but absolutely previous to consideration of final purchase. To assume that any Realtor can ascertain and or even identify the variables can prove to be a very costly oversight. Variables include everything from soil characteristics, water table levels to ceiling height and arborist concerns.

The Conley Real Estate Group at Intero Real Estate Services has specialized in the development of fine estates for more than 30 years. Contact our offices directly at 408-867-9300 or 408-315-1100 for a private confidential meeting to discuss all of your land development and construction needs.

With care,

Jinaye Conley

Absolutely! There are 19 land-lots for sale in Saratoga. This link will take you to a page where you will see at the bottom left a link for "JustLand-Lots to Build". http://stucarson.com/justlosgatosproperties They range from $350k to $6mil

However, another level of detail I believe to your question is whether the lot is in the school district. For that information you can find another page at our site "JustSchoolInfo". Or when you have some parcels you are interested in let me know the addresses and we will have one of the Buyer Specialists on our team research them for you!

Lastly, you are understandably looking for assistance through the process of buying, planning, approval & construction. Let's talk. That's a great question and the answer is too complex to do justice here, other than to say you need to find a Realtor that doesn't disappear after the sale, one that has the integrity to know what they can help you with and where you will need assistance from the city or an architect, etc... let's talk!

Yes -- there are properties in different location -- building in Saratoga has serveral nuances -- part of how much you can build depends on the slope of the land. There are different codes for different things. I am working on a new construction for one of my clients right now -- we will be submitting the plans to the city Tuesday to get the building permit issued and then on another partial build/renovation. I would be more than happy to work with you to find a property and help you work with the right people to build the home you are dreaming of. Let me know how I can help you.
