Are there extra taxes for mobile/manufactured homes on land. Explain an eight point foundation sometimes used in sales pitch for these homes.

An 8 point foundation refers to the fact that the mobile/manufactured home has been converted to real property and is treated like a regular single family stick built home when sold. It is no longer mobile. If it is not converted (no 8 point or true foundation) it is treated like a vehicle or motorhome purchase. A converted home can possibly appriciate in value as do other homes when the market is good. A non-converted mobile home depreciates in value as a vehicle does. The other thing to consider with mobile/manufactured (converted or not) is the older the home is, the harder harderit is to get a loan.
