Hi Martin- In the town of Napa there are neighborhoods that the local residents favor. The old downtown area is brimming with vintage homes, grand mansions, craftsman bungalows, Victorians. These homes surround the town center and are walking distance to restaurants, coffee shops, shops and parks. Browns Valley and Alta Heights are also neighborhoods that are sought out by home buyers and all seem to sell well no matter the state of the real estate market.

A home in any price range can sell quickly if it's in good condition and in the right location. Price range is a factor more critical to buyers than to sellers.
Here's what I mean...When you hear the term "affordable" used to describe a housing market, it is a comparison of buyers who have a certain range of buying power compared to the amount of homes available in that market that are priced within the buyers range. If the bulk of buyers in a market have a budget from $400k to $500k, but the bulk of homes on the market are priced from $500k to $600k, affordability drops. If prices drop, affordability increases.
All that said, good homes in the $500k to $700k usually sell fast in Napa's better neighborhoods.

The Napa area as in many areas has price ranges and areas
which sell more rapidly than others... and how rapid "rapid" is
definitely changes with time...

In very general terms Napa and Napa county have 3 price ranges,
under $500K (approx the median home value currently)... $500K
to $1M and above $1M.... and a recent look at the trends here
show the average times on market to be 2 Weeks for the under $500K
homes ... 2 months for the $500K to $1M and 2 years for the properties
above $1M.... and I would expect the later 2 times on market to

The median price range for Napa is $ 456,000, everything under that price range sell quicker. However beautiful properties with great location, nice views, can also sell faster above the median price range. If you would like more information, please contact me, I will be glad to help!

Houses in most every price range even the million plus are moving quickly. Definitely a sellers market. If you have something to sell, now might be the right time
