The issue you may have with finding what you're looking for is because there is no specific field in our MLS system that allows you to search by guest home. At the least, an agent would have to do a keyword search through the remarks section. But even then, that's assuming the listing agent mentions it in the limited remarks section.
A good agent should know how to look this type of property up through the public tax records and then cross-reference with the active listings. An even better one would know how to contact the ones that aren't listed for sale to see if they would sell.
I'd love to help you out in any way I can. Call, text or email me anytime.

Local Zoning does not often allow a guest house on a lot - it is considered a second unit. You will usually find this type of situation on an area zoned for multifamily, but built out as single family. Then, zoning may allow of more than 3 or 4 units per acre and more than one unit per lot. If you appreciate an answer, please give thumbs up. Depending on what location/budget/style/size you prefer, I could help you find a property that has a guest house on the lot.
