Cal HFA is a first time home buyer program that help you with downpaymen and closling cost.
USDA also allows 100% financing for qualified home buyers - this is a home buyer programs but must have low - mid income and will have to buy on specifice communities such as Perris, Sun City, Menifee, Romoland.
FHA allows the downpayment to come from a family member 3.5% down and can all be gifted.

We were looking for the Wilderness program, and have been re- pre-qualified, and with a recent pay raise at work, we not dont qualify anymore. We have been told we have too much income for the Wilderness Program....But dont have money for a down payment, so now I am looking into ways of getting assistance or finding another program like the wilderness program, or assistance with the down payment....I have figured that on a house for $200 (is where we are looking at) the 3.2% down would be about $7,000 that we dont have available.
I have been working with an agent, and should be asking him, but wanted to research the internet to see what I could find out myself.
