Are there any builders currently building one-story homes that are NOT carriage houses or in a 55 community?

My husband and I are in our early 50's and are looking for a ranch-type or better yet, a contemporary home with lots of large windows and skylights, close to the 476 route for an easy commute to Phila or the airport. An ideal location would be east of West Chester around Media, Springfield, Newtown Square. We want at least half an acre or more of a wooded lot. It just seems like everyone is building McMansions these days with the same old center hall colonial floorplan. I am assuming we'll have to wait for the typical spring time flurry of homes coming on to the market.

Cindy: the home jeff mentioned is located at 266 Wyncote Drive in Oxford, no where near the areas that you mentioned. What is your price range? There are quite a few homes in that area that seem to suit your needs but at varying price points. Additionally, I think it may be hard to find at least a half acre in places like Media, Marple, Springfield becuase they are more established and more tightly built. Additionally, don't expect much new construction to start anytime soon with construction financing at a stand still, declining real estate prices, a plethora of inventory, etc. most builders are retreating from the days og building development after development. As mentioned in many of the posts here, another option is to buy a place for the land and tear down and build or rehab.

I don't know if this will help you but my husband and I (also in our early 50s) purchased a home with the master bedroom on the first floor. The second floor has only the kid's bedrooms, which will someday become guest bedrooms. We love it. It's practically single-floor living. Ellen

Are you strictly looking new construction? I know of an updated 1 story in Newtown Square that is on well over an acre that has a contemproary flair. There are a few other contemporary homes in the area for sale as well. Let me know if I can help you with your search or if you would like more info on any of these homes.

Hi Cindy,
The reason you are having difficulty locating a property like what you describe is because they are few and far between.......I agree with Edmond's answer, you would be better off doing a tear down or reconstructing.

A building lot is so expensive in those great convenient areas that you describe therefor, builders are not able to build anything but big houses to make their profit because of the expense of the lot, and, a one story house is much more expensive to build, more cement for foundation, more roof area to cover etc.

When you want to begin a search, contact an Agent who will work for you and knows the areas you want to live in and has contacts with contractors and/or builders.

There is a house that just sold that sounds like you may have liked was right on Paoli Pike east of West Chester, 15 minutes to the blue route. Sold for $450,000.
If you like, I could send it to you and see if it is "along the lines" of what you mean.
Most that style will be in 55plus communities far out, OR, a custom design that is a "fluke".
I will be listing a 29 year old contemporary on a 2.3 acre wooded lot after the new year, near Phoenixville, the other side of where you want to be. In fact, It is still pictured on Trulia.

May I suggest buying a lot or tear-down and constructing a new home. Another suggestion would be to buy a home with a floor plan utility that appeals to you and rehab the property to more "modern" standards. Within the area you described, there exist a myriad of potential properties that meet your criteria, but from my experience reconditioning will be necessary to meet your standards.

By the way, I agree with your comment about the McMansions. Not much character, but it certainly appeals to the mainstream. Good hunting!
