Mary,

I had a deal as the seller of one my own personal properties last year and the buyer was in the same situation. The buyer went through http://physicianloans.com/ . I can honestly say it was my easiest deal of '09. I was completely impressed with the whole process and the benefits for your client are fantastic. Good luck!

Not sure what you are looking for? Sounds like a no income verification loan to me.

Just to clarify- The doctor is just finishing up training and will probably have a little money for a downpayment,. He is not working yet, but does have a contract for employment to begin in about 8 months. So, some of the banks are saying he cannot get a loan until he actually begins working and he would like to move here and get his family settled in a home before he starts. He will have great potential earnings, and there used to be programs for doctors that realized that. There is one by Suntrust, but they do not deal in New York State. Anyone have any ideas?
