There are agents willing to work with everyone. Are you willing to work with your agent? Are expectations realistic? Do you understand that it takes a while to find the right REO for you? Then you have to have more cash than the other offers. Qualification is really what drives the eagerness of a real estate agent these days.

Melissa, So many great agents to choose from here on Trulia. I wanted to add that while experience with short sales / REO's is important, the agent you choose should "click" with you chemistry and technique-wise (i.e., do you prefer an agent that is high tech, traditional or a mix of the two?) and should have knowledge of the area and neighborhoods your are interested in. Also be certain to interview more than one or two agents to ensure the best match possible.

Talk about throwing blood in the water! In addition to being a full-time broker ready to work--there is an inference that you may believe a short sale/REO may present a better deal. That is simply not a given (although as you say, there are several out there). I've seen a foreclosure go to auction where someone paid more than when it was on the market. (Don't let that be you.) Pick an agent who will research the property.

Hi Melissa;

Your question is the one every buyer asks; namely, how do I find a Buyer Agent who is skilled not only in representing me as a buyer, but who has the knowledge and expertise to handle short sale and REO transactions as well.

Let me tell you about those two separate, but equally important, sets of qualifications.

To be a well trained Buyer Agent, the industry standard training is certification as an Accredited Buyer Representative (ABR), and membership in Real Estate Buyer's Agent Council of the National Association of Realtors® (REBAC). This will insure you that the agent with whom you work is in good standing and is a member of the world's largest association of real estate professionals whose focus is representing real estate buyers.

For many real estate professionals, short sales and foreclosures are the new “traditional” real estate transaction. Knowing how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities are not merely good skills to have in today’s market — they are critical. There are many sets of "trainings" for agents who participate in Short Sale transactions, but the industry standard Certified Distressed Property Expert (CDPE) and the Short Sale Foreclosure Resource certification from the National Association of Realtors® (SFR) are two basic certifications that your Buyer Agent must have. In addition, I recommend that your agent have Certified HAFA Specialist (CHS) designation. If you are pursuing short sales, you need to understand HAFA.

Beyond the basic skill sets that these trainings deliver, they show a dedication to delivering the highest level of service to the buyer, in addition to the commitment to continuing education and development in their career that puts them at the forefront of their profession.

Beyond that, interview two or three agents to see who fits your personality, your goals, and your communication style.

You've gotten many responses from some great agents...the trick is to find the "flavor" that you work well with. Talk to a few of us on the phone, and if you like what you hear, then narrow it down and meet in person.

There are many distressed properties on the market right now, so any property search an agent runs for you will deliver at least 25% of them as short sales or REO's (depending on the geographical area and price range). I wouldn't necessarily focus on the agenda of buying a distressed home, I would instead have you prioritize your needs and go from there first. (Price, area, #BR's/baths, yard, garage, pool, central a/c, etc.), and if there are distressed properties that meet your criteria, then definitely check these out.

Find an agent that feels right to you...as you will be working very closely with this person. Check out their bio, their testimonials and finally go with your gut as to which agent gels with your work style (it will be a job, afterall!). Best of luck!

Many agents will be willing to work with you, however I would definitely do some reasearch on each agent you consider and interview at least the top two for the job. Things you should consider when choosing an agent:

1. Experience with the specific property type you are considering to purchase (REO, short sale)
2. Professional designations (SFR - Short Sales, Foreclosures, REOS; ABR - Accredited Buyer Representative, etc)
3. Personality. each agent has a specific work-style and personality and you need to work with someone who compliments your personality. For example if you like face to face interaction you may not want to work with an agent who prefers email as their primary communication.

Finding an agent is like buying a pair of shoes, you have to find the right fit.
