I don't know of any bank that can do what I can for ITIN buyers:

- No down payment required
- No closing costs
- No credit is OK, 3 lines of alternative credit (electric, water, gas, cable, internet) is required.
- Friday's rate was 3.625% on a 30-year fixed, everyone gets the same rate.

4 years ago I had a buyer that used NACA. I recently sold her home for her. Amazingly enough the repair requirements had just been satisfied. It took several months for her approval process and a grueling process for the loan to be closed. While Zero down is awesome financing - you must be prepared for the longest run of red tape in your life.

NACA is the worst program for buying a house. They put you on a waiting list for up to 2 years. They make you jump thru hoops and than only one out of 10 loans gets approved. Pretty awful if you ask me.

Potentially yes.
They have pretty specific requirements.
You probably have to have filed tax returns, have cell contract, utility bills, etc, and a good down payment.
