By the way, tnweimer53, the average price for 33950 per square ft in July 2013 (all single family homes) was $110, December 2013 was $109, May $108. The average of waterfront in July 2013 was $162 vs. December 2013 $181. Again, I'm happy to meet with you and discuss specifics.

Property values have increased across the board. That said , not all properties increases are equal. Single family water front homes with a 10 minute or 20 minute trip time to the harbor have seen the highest increase due to the lack of inventory. Newer construction condominium such as Tarpon Cove, Solamar and gated resort properties such as Vivante have increased in value. There are still a handful of opportunities on the market which can be picked at a great price or below market value.
