Are homes over at Water Edge a good buy? What are the going prices?

We are considering buying a home in either Clinton, Annadale or Lebanon area. Not sure exactly where to look. Since we have two kids, we are also considering buying a home in a development. Are homes at Water Edge a good buy? It seems to be a little over priced compare to other homes in the area.

The homes in Waters Edge appeal to families with young kids since the lots are small and the neighborhood is very walkable. This development is particulary attractive to people from farther east NJ because with public water and sewer it is more similar to what they've known rather than septic systems and well water which predominate in Clinton Township. Also, the easy access to Rte 31 where it is still four lanes, just a couple miles above 78 is a draw.

Currenty, there are 3 homes for sale in the Water's Edge development....ranging in price from $599,900 to $699,999. These are newer homes and are selling for less that they were a few years ago. There are approx 97 homes in this neighborhood and some have sold for as much as $880,000 in 2005. My best advice to you is to connect with a Realtor local to Clinton, Annadale, and Lebanon areas. He/she can research the market values and properties to help you determine which area will best meet your needs. The Realtor can research Water Edge specifically, as well as the general area.

Working with a Realtor will be a huge time saver, and reduce the frustration level of your research..
