Are homes in graystone area in almaden worth $1.4-1.5Mil do they compare with homes on the right side of almaden (glenview, countryclub etc)?

That is a good question and the simple answer is yes, there are many homes in the Graystone area that have sold in the $1.4-1.5 mil range. It gets more complicated when you separate the newer Pinn Bros. homes in the northern part, with the spread out, large parcel, custom homes in the county section to the south. The full price range is from $1.0 to $1.8 mil for the Pinn Bros. area and $1.0 to $3.5 mil. in the county section. There is a similar difference on the country club side, with newer Shapell homes and older custom homes. Both areas offer a variety of quality homes with attractive features and both areas have the potential for spectacular views. It really comes down to what you may find available with the limited selection that we have today. Unfortunately, there is very little currently for sale in those areas.

As George Nowicki pointed out that is a very subjective question.

With respect to Fair Market Value, yes a 3,000 square foot home, in good condition on a 1 acre lot in the Graystone Lane neighborhood will have a Fair market Value that is more than $1.5 million dollars.

With respect to desirability of the Graystone Lane area, I have clients who live in the Graystone Lane area and they love it.

That's a pretty subjective question. The simple answer is the Graystone homes are newer and more consistent in style and construction quality than the older custom homes in areas like the country club area. In general the new homes will have a more open feel, larger master baths etc. Another factor to consider when buying in Almaden Valley is the schools and school scores which also affects demand and value regardless of if you have school age children or not. Graystone has historically had a very low turnover rate which also has help to keep the demand and values high.

As buying a home is all about personal preferences, you should really look at all the various options available in Almaden Valley. I'd be happy to show you some homes if you are not already working with an agent who knows the area. You can also look at the historic values and transaction data on my website, which goes all the way back to the year 2000.
