Yes, Yes, and YES!
For many reasons.
The overwhelming number of sales are CASH. Don't expect higher interest rates to morderate rising prices.
In addition, there are many 'vertical' markets that project the South Florida real estate presence well beyond the state borders.
If you are holding real estate in South Florida, you should congrat yourself for not being a victim of the 2008 downturn and having the foresight to sit tight.

The reality of real estate value is that home prices fluxuate for a number of reasons. As a buyer or seller, it would likely be best not to generalize on this.
