Are downtown condos and lofts good values?

Asked by Sigil, Iowa City, IA Thu Apr 30, 2009

I have visited the 360, Axis and The 88 Web site. They seem amazing. Are they a good value? I want a very modern loft or condo in a great and safe neighborhood. I definitely want a low maintenance home.

Sigil, They are a better value now then they were 2 months ago when they were being bought up. For example One East Julian sold 18 homes in one month. The available units in Axis 360 are becoming more rare for best locations. The real neat aspect of these properties is there proximity to great dining, nightlife and public transportation only minutes from the Hi Tech employment centers here. Are your interests new to this area? I have been finding a number of REO ( bank owned) lofts and condos for my clients lately that I thought would never exist. I believe you will love the area if you like metropolitan living.

The Japan Town area is another that would interest you. There is a wonderfule park area and Japan Town is quaint and seemingly trendy. I have lived here my entire life and always find pleasure in introducing new people to the community. Would you like to see recent sales data and local information for San Jose? Having a personal link specifically designed to meet your interests with community information, sales data and local conditions might benefit you too.

I just added a link ,I had not earlier posted as I had intended, to a new REO listing that is a tremendous "Best Value" listing..... 4 Bedrooms and 2.5 baths.

When looking at the criteria of safe, central San Jose isn't the safest around. I would recommend Sunnyvale or Milpitas, both within 10 minutes from Tech Triangle and some very modern and well built condos in very safe and highly regarded communities. I personally like Sunnyvale, they are rebuilding the downtown area and have many newer condos and lofts being built.

As for San Jose, it is a nice downtown area, and there are some great new communities. If you want to be in the middle of the nightlife scene then that may fit you bill.

Feel free to e-mail me and I can send you a list of these properties.

Hi Sigil,
Michael and James gave you good advice I would like to add that the HOA dues are very high at these places so they add an additional expence that you might not be aware of. There are areas close like North San Jose, Milpitas, Willow Glen, that have New Complexs and Recently built complexs that will afford you a better value, especially in the Bank Owned/ Short Sale area's. I have been purchasing for my clients mainly REO'S and Short Sales and on the new properties I have negotiated for them the best deals available.
I may have the experience that you have been looking for. Feel free to contact me with any question, or you can go to my web site and put in your own searchs or email me with your criteria and I can set up a specific tailor made search for you.
