Approximately what is the average amount of time spent by potential buyers when seeing a house listed for sale

Stacy, from my own personal experience I usually will schedule 20 minutes at each house when I'm taking my buyers around. However, their has been times that I have spent 2+ hours with my clients at a potential home, it just depends on their level of interest and what they may want to look at. I have even had some clients that wanted to measure every room with a tape measure, whether they liked the home or not :-) ?? I'm wondering if what you mean by your question is how much time a Buyer spends in a home when looking at it? If so- it can vary widely. I usually schedule 15 minutes per home when taking Buyers out. Today, I had a family looking at 4 homes. One, we spent over 30 minutes at - the next one walked in, and immediately they felt it was not what they liked, so we left in less than 2 minutes.
Try to make your home as inviting as possible- uncluttered, without cooking or pet odors, and you have a better chance of a buyer spending more time focusing on the positive attributes of your home.

Hopefully I am understanding your question. I am going to take the approach that you are hoping to discern statistical averages?
Basically the length of time it takes for a home to sell is dependent on many factors, location in my opinion is the foremost.
Whatever is taking place in your area and market will also be an attributing factor.
Price plays a large part on what the length of time might be also. I would urge you to consult with your Realtor for those factors specific to your market. In the meantime here is a link from the National Association of Realtors that shares some insights to timelines and buyer and seller habits and statistics.

I recently read (Realtor Magazine) that a buyer typically spends about 4 months searching properties whether it is online, with a Realtor, or other methods etc. before making an offer, so it's hard to guage at which time in the process a buyer may be in their search cycle without asking directly when and where they are in the process when they actually make a move to write up a contract.
