Anyone know anything about the Bluffs at the Cape Fear River? Is this a viable development?

Don't bother! It's highly overpriced and there is no maintenance besides cutting the grass. There are sinkholes throughout the community. Our house was built on a back-filled swamp called "wetlands" that were supposed to be a few hundred yards BEHIND our property. Everyone I've met out here has problems, one house was literally built 15-20 feet from a sandy, eroded cliff. The woods were left to hide the drop off and plausible deniability was the excuse.

Looked at real estate there yesterday. Need more unbiased factual information from current honeowners and/or lot owners. Have heard mixed messages. The You Tube vudeo mentions 3 builders, 2 of which are not there today. Video is dated late 2013

When the market gets going again this development will grow. Right now there are about 7-10 homes built but there have been several builds going on in the past few months and I think the momentum will continue to pickup. The developers have completed the pool area and clubhouse and as more houses go up they will add the rest of the amenities. A new builder has come from New England and is on-site with a model home for proposed construction. They now have security manning the gate which wasn't in place before. You will not find a development that is as unspoiled and with a forested natural setting (riverside). Just got a bill for the POA dues for 2012, $1,200, yet our lot has no road, sewer, electrical, or other utilities. No plans that I am aware of to complete the infrastructure. Have had the lot since 2008. Would like to hear from other lot owners.

Yes, they are building a clubhouse and pool, almost complete. They are also building another house, I think more houses will be going up in the near future. Its beautiful there.

We drove thru there today. Entrance road and gatehouse are done. Roads are paved about 1/2 way in; none near the water. No amenities started. There were 5 houses completed, none occupied. At least 2 in foreclosure. Nothing happening.
