Any suggestions on Cobblestone prperties, pembroke pines 1st time home buyer. too pricey?

I considered this neighborhood when it opened until I saw the taxes, insurance and maintenance fees (Wow). You paid a higher rate due to a special assessment in that building site. The entrance and exit to the site is not convenient and everything appears to be very tight. The prices are also elevated when you consider what you are getting for your money. Would not recommend to anyone….

Cobblestone is a really nice newer community in Pembroke Pines. Some of the townhomes come with garage space. It is 24/7 guard gated with great amenities.

Cobblestone is one of few that is FHA approved and a great area. I'm in there daily dealing with purchases and rentals. Excellent amenities, location, nearby shops & restaurants, attentive HOA.

Cobblestone is quite beautiful and a great place to live with convenient access to I-75 and many shops and restaurants near by. Call me and we can take a look.

Cobblestone is a dangerous area in terms of resale. It was gobbled up by investors at first and then the bottom fell out and everyone was jumping ship, so maintenance was not being paid and there were a lot of short sales. But, the area is nice and everything is nearby, so if you are able to find something reasonable it may be worth it. Too pricey?

Hm... well, properties generally sell for about what the market will pay for them.

but, perhaps you won't pre-qualify for enough in order to buy one.

To find out - talk to a mortgage broker and get preapproved.

Then talk to a Realtor to buy one!
