Hello aracelilizarraga33, tou could consider a down payment assistance program such as CalHFA or Sapphire Grant which can cover your down payment and closing costs. You may close with minimal out of pocket expenses. You may consider the CalHFA from a minimum 640 fico score and the Sapphire Grant from a minimum 620 fico score.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

The purchase in Palmdale start from 125k for 2bd 1ba single family home. You may qualify to buy with minimal out of pocket expenses.

There are a lot of different routes that you can take. Have you considered or looked into an FHA loan? These loans are specifically geared towards first-time home buyers because they have low down payment (only 3.5%), low closing costs, and easy credit qualification (scores as low as 580 can be accepted for most lenders). If you haven't researched into this option yet, I recommend you. There is a great program for FHA buyers that allows you to put just .5% down and get closing costs covered.

Yes there is programs out there. You should contact a local Realtor in Palmdale and then ask them to refer 3 good lenders in the area they trust. The lenders can over programs to qualify.

Short answer there are programs available right her in Palmdale for First Time Buyers. If you are really interested it only takes a few minutes to find out where you stand.

There are several but the most common one is CHDAP with the state of California. They help with 3% of the total you need to bring (3.5%), and it's money that you don't need to repay. This requires a minimum FICO score of 640 to qualify and other factors. There are other programs more flexible that may explore.

My advice would be to find a LOCAL lender in the area you are looking. Trulia states you are looking in Palmdale, CA to buy.
