I am looking for a townhouse or single family home that is a commutable distance to NYC by bus or train

As an additional bit of info, here is a link to the SAT scores by school for Middlesex County.
2007 Statistics:
Edison HS Avg SAT score 1536
JP Stevens HS Avg SAT score 1682
Piscataway HS Avg SAT score 1446...so please don't make too much of the fact that a few students from this HS got a perfect score on the SAT....

and by the way...most, if not all, of those blogs posted by Cheng are authored by Mr Cheng as well so I don't give much credence to their validity or the accuracy of their content.

Again, while a appreciate Chengs information he is NOT a Realtor and does not have access to everything currently listed with a Realtor. You can always search for FOr Sale By Owners on various websites on your own. I can send you information on Maple Grove as to wha'ts available from the MLS.

Jennifer Wu from Piscataway High School got full score 2,400 on SAT I and full scores on SAT II Math, Biology, Chemistry ...etc. going to Princeton University this fall ... She went to all Piscataway Schools from K to 12. If your family follow Jennifer Wu's path, your kids would also have great schools to achieve similar when graduated from Piscataway High School.

Yes, Jennifer's older sister also shared the same experience and went to Princeton Univ as well. She got #1 in Mock Trial at NJ won over hundreds of all other high schools, in addtion to others.

Piscataway High School got 15 students won #1 in NJ FBLA competitions over hundreds of all other high schools, and represent NJ to compete nationwide at Atlanta GA, and 5 students won over #1 of all other states and won the national #1 place back. FBLA stands for Future Business Leaders of America.

How many beds, baths, do you need a garage and how much are you looking to spend?

How far is too far? There is a Beautiful and affordable New Construction development close to the GSP in Barnegat, NJ. Exit 67 we locals call it. Prices start at $319,900 4 bedroom Colonial, full basement 2 car garage.

The other side is famous Edison High School won many first prizes at Boston Music Festival that you kids can just walk over.

The monthly parking fee of Dunellen Train Stn is $50 and weekend holidays are free. It is right next to Dunellen Police Station (so, you know it is safe).

Piscataway High School has 9 students got full score on SAT this year, and there is one student living in the neighborhood got full scholarship from Rutgers Univ, NYU and U Penn business school, among others...

Maple Grove http://maplegroveatpiscataway.blogspot.com/ is also very new and nice and very popular. The whole community is almost sold out ...

I also searched condos built since 2000, with 3 BR, 2.5 Baths up to $450K just about everywhere in Middlesex County except some of the areas where the schools aren't the best. Here is the link.

Hi Mya, I serve Edison, MEtuchen and all of Middlesex County. I just did an MLS search of homes in Edison, Metuchen and East Brunswick, built since 2007, with no other parameters. The link is below. There were 54 homes, 6 under $500K, 10 between $500-700K, and the rest.....well you'll see. Everyone else, it's worth clicking the link to look at the last home. All I can say is WOW !!!!

My market area is North Jersey and there are not any 3 bedroom, 2.5 new construction townhomes under $500,000. Is the only reason you are considering new construction is because of the longer closing date? Sometimes you will find a homeowner who is willing to accept a contract with a longer closing date depending on the seller's needs. Sometimes the seller themselves may be waiting for new construction to be built, or may be still be searching for the new house they are going to buy, etc. therefore quick closing time constraints need not apply. If that is your single reason then I suggest you don't limit yourself to just new construction. You may be missing some really great housing opportunities.

Boy, have I got a house/condo for you!
Kidding aside, there are many options available within an easy commute to Manhattan. I work in the Essex country area, and would be happy to send you listings that would fit your nreeds. We have new townhome developments starting in the mid $600,000 range, but there are newer resales that can be as low as the mid 400's. New single family homes will start in a higher range. I am looking for a 3-br, 2.5 ba, townhome with basement and garage. I work in NYC so a nice commute would be ideal ( i.e. Edison, Metuchen, East Brunswick, etc) I would prefer new construction, especially since a closing date closer to the end of the year would be ideal. I went to see the Centerplace at Edison townhomes, though now I wish I was able to jump on them for the lower prices in Phase I. Although they are very nice, I think $450k is pretty high considering the market right now. I am not sure what to compare them to, since anything else I am seeing tends to be older homes. Is it possible to get what I'm looking for in new construction for around $400k?
Any suggestions are appreciated!
