Any idea how good the Montclair community by KB Home is in San Jose (King Rd/Berryessa) and whether the area?

I absolutely agree with Charles, yes, homicide does not happen every day, not even every month. Let's read this:

Yes, Charles is right, not every day and not even every month, well, maybe bi-monthly.
As a Real Estate "Pro", your job is to tell the potential buyer not to jump into an unsafe area, isn't it? It's just about less than a mile away I doubt how you can ignore that? It's undeniable Berryessa is getting more and more unsafe and this will definitely have impact on your future resale value.

I live in the Berryessa area for 27 years and my son's family with 2 boys live right next to the Montclair community (Pala Ranch & King) for 10 years now and no problem at all. Quiet & safe, nice neighbors!

Statistics is one thing but word of mouth and living in the area is another thing altogether. I've lived in San Jose all my life, and those statistics about San Jose having one of the least amount of crime for a MAJOR City is all a bunch of numbers presented to spin the city's reputation. The only other nearest Major City to San Jose is Oakland and San Francisco. The crime in San Jose is usually concentrated in certain areas which makes those certain areas quite undesirable, and highly dangerous. If there are women in the house, make sure you're that area is good enough for the peace of mind you'll have if say they had to stay home on their own for x number of days.

Before you make your big decision to Buy, (not just checking it out, cuz everything is worth checking out), drive around the area, and get a feel for it, see if you like it -- find the grocery store, and what not go in it shop around--see the demographics for yourself. Ask yourself the minimum number of years you'll be living there, and if it works with your future plans. Go to for a more specific picture of how good or bad the area is, and whether you can live with those crimes (definitely don't want an area with a lot of burglary, and armed robbery). Take into account the commute time, and check traffic maps during your commute time to see if you can live with that for x number of years.

This area is in a transition mode, it is right next to the Berryessa Flea Market and directly across the street from commercial and industrial buildings. There is talk of building up this area for more residential projects. These are nice homes, but the neighborhood is still changing. I believe that this will be a good area in a few years.
The shooting that SJ Downtowner mentioned is not an everyday occurence and if the intersection is correct it is on the other side of the 680 freeway over 1/2 mile away. In San Jose we have one of the lowest crime rates for a major city in the US.
The only way that you can judge whether you would want to have your family live there is to see it during different times of the day and check it out on the weekends. Ask the builder if you can talk with some of the residence, nothing to hide. If you can get your self into a new home at a great price, it may well be worth it.
I don't know the price range that you are looking at, but there are plenty of homes in more established areas that could be better buys for you and your family. I have lived and worked in this area for nearly 30 years.
