Hi Craig, actually, we are ALL still here, waiting to hear back from you.

Since most properties priced under $500k are receiving numerous offers on them, have you been writing offers since April 15th?

Any luck yet?

Hi, my name is Bonnie, and I am an award-winning agent with Century 21 Discovery in Fullerton, North Orange County's #1 broker for 11 years and rank in the top 1% of Century 21 offices worldwide.

You have an interesting question that I would appreciate the opportunity to discuss with you. If you are, as noted below, just interested in throwing out a bunch of offers without really caring which one you get, I have to tell you that many people feel that is somewhat questionable ethically. If you are looking in the $200K-$300K price range, I have to warn you that the market is crazy right now. Many are being outbid exorbitant prices by cash buyers who don't care about the appraised or fair market value. If you are bidding on a short sale or REO, I only want to work with other agents who submit only 1 offer to the bank - it's more efficient and much more ethical since the seller's agent is actually working for the seller, not the bank. Unfortunately, many agents forget this and just try to institute a bidding frenzy. If you have them submit YOUR offer when you really don't have much of an intention to stay in 'til the end, it seems like a disservice to the agent who is actually trying to do it right.
So you see, many things are variables that need to be considered:
Only want one home, or many investments?
Need a mortgage, or a cash buyer?
Care about handling the situation ethically or not really caring?
Value straightforward talk from YOUR agent, or just a "yes" man/woman?

If you'd like to contact me, please do so. I'd love the chance to discuss this. You'll be able to be assured that I will work harder than any other agent you'll ever meet -- my husband is a part-time realtor, as well, so you do get two for the price of one. He has great strengths in the physical conditions of the properties and can provide guidance and counsel if that is needed. My team is wonderful, with a great transaction coordinator and we have an awesome escrow, etc. Lenders on my website are also personally known and proven to be great to work with (home page, about 2/3 down the page). Just tell them I referred you. Together, we can help you achieve your goals. And I'll listen to you -- it's what you want that matters.

Blessings, Bonnie

Craig, I am sure that any agent would love you if you want to put in 25 offers on 25 properties. Heck ,I think we would even share some of them with each other.

If you are talking about trying for one by putting in 25 offers on 25 properties and hoping to get lucky with a bottom price, that's workable. You have to be very careful how you do it and not end up with 2 or 3 saying yes at the same time.

I'd be glad to talk to you!

So Craig? Are you talking 25 offers to buy 25 properties? Or hoping to get one of them to stick?

Frankly, just what are you looking for in an agent? What qualities - beside having a license, as most of your respondents surely do - do you require from your representative?

If one is experience, I have 32+ years of local experience.
If helping real estate investors buy rental properties, I have years of that experience, as well.
If negotiating experience is important, I have decades of that, as well.
I also have a direct lender with over 32 years of experience.

Check out all our websites, qualifications, and promises - mine as well - and good luck making your choice.
