Any agent can help us find properties with around 7% annual rate of return for investment in San Diego, Irvine, or around LA?

A group of Chinese investors are looking for real estate for investment. They request at least 7% net annual rate of return. Also they have questions about taxes placed on foreign investors and Mortgage for the second house after the first properties are purchased by cash. Any agent can help us searching for great deal for investing? We have many demands if you provides good deals.

Curious how do you calculate your cap rate? Ours comes out much lower.

I Liwenhun,
I have properties that will give you a 7% annual rate of return on your investment. The question is what price range or you looking in? $300k-$500k is very active and you will need to be able to see the house the same day on the market and ready to make an offer.
Questions about taxes are best answered by an accountant, since Realtors are not licensed tax advisers.
I have an investor ROI tool that will help you know which are the best properties to buy and how much you can offer. I am also BPO certified so I can do mini appraisals as per the banks requirements in order to determine fair market value and properly find comparables.

What are the price ranges of the desired properties? Are they looking for single family residential to 4 unit, condo, townhome, apartments, mixed use (residential/commercial/retail)? Would they be interested in a development site?

I have a property in mind on Pacific Coast Highway (old 101) in North San Diego County. The acquisition cost is 1.1m. It's approved for mixed use and could be devided into a PUD 4 individual 3 story units or one single 3 story building. This has the potential to yield a cap rate over 7% annualized.

We also have a 4 to 5 star approved hotel, resort, spa and fractional ownership project on the water in North San Diego that would yield a very good cap rate once built out. Are they interested in any mid range development projects.
