Any advice on buying a home in Torrey highlands? We are unsure as monthly fees is high and there are no recreation facilities, parks or swimming pools

Torrey Highlands is the newer part of Rancho Penasquitos. It is in Poway and its a bit cheaper than Carmel Valley. The homes are newer and its closer to the coast. Yes, there are HOAs and Mello Roos which vary in price.
The most of the homes have larger lots with allow for pools, play structures and more. It is zoned for Westview High, one of the top high schools in the state. And yes, there are parks in the area. You just have to know where they are.

Torrey Highlands is one of the newest developments in Rancho Penasquitos and part of the Poway Unified School Districts. Homes located in this area border parts of Carmel Valley
There are both detached homes, townhomes and some condos available.
Prices range from approx. $550,000 to over a million.
Buyers like the area because the home are newer and they are closer to the coast. Most of the homes have both an HOA and Mello Roos fees.

Monthly fees are high, but this remains a popular location. Just a few minutes from Carmel Valley, you are buying a comparable home at a smaller price point. In addition to being part of the famed Poway School District, you are conveniently located between several major freeways.

I'd be glad to speak with you directly so I can make further suggestions based on your family needs and price point...There may be other communities that are a better fit.

That's a fair question considering the Mella Roos and HOA fees in the Highlands. There are alternative neighborhoods that may be a better fit for you. Quick questions for you:
How many people are in your family?

I moved to Torrey Highlands back in 2003, before CA 56 even went through. I would be happy to talk to you about the options there. The HOA fees vary as do the Mello Roos depending upon the development. Call me - 858-361-8174

Hi Subha,
Which subdivision do you have in mind. Part of the fees as Sinead mentioned is Mello Ross. Most newer homes in Carmel Valley do have high Mello Ross. However there are other subdiision in Carmel Valley that the fees are not too high. I only pay about $100 Mello Ross and no HOA fee in Mello Ross.

What area of Torrey Highlands are you looking in? I have clients that are closing on a home in Montellano today. The HOA is low, but there is Mello-Roos.
