Additional information on Homesales Inc?

Asked by , Cincinnati, OH Wed Oct 22, 2008

I recently saw a house that was owned by Homesales Inc here in Cincinnati, Ohio. If I make an offer, about how long does it normally take for them to respond? What are some of the things that they might request before they accept an offer? Do they normally try to get you to raise your bid over asking?

They need to find abetter way than dealing through a realtor. It takes to long and the realtor gets ticked off if you are not willing to give the price they want. One house I looked at the bank only needs 26000 to clear from the property, The realtor wants to sell it for 41,000 so they get a fat profit. It will take 15,000 to fit the house because it has not had heat on for 2 years. Realtor's are going to help banks keep this house till the cities come in and seal them for knock down. The city the house I have looked at wants to because they do not want any empty homes standing. They draw in crime and over night stays.

Homesales Inc. Is a subsidiary of J.P. Morgan Chase in Delaware. They utilize this subsidiary to place foreclosed properties with local agents. You can call them at 1 212-270-0589. This is their Asset Management office. They will ask for the address and then put you in contact with the agent listing the property for them.
Good Luck.

Always put your best foot forward and put an offer in that you are okay with and stick to that. When you write a contract, usually you would give a day or two for them to get back with their counter, acceptance or rejection. That is it is consumer owned. If a company owns it, it may take longer. Your realtor can ask up front to how long most offers toake for a repsonse. You would want to provide proof of funds if you are paying cash or a pre approval letter from a Lender with your offer. Good Luck!
