A question about calculation of rental house depreciation.

What should be used as the cost basis in calculating the depreciation of a rental property? The total purchase price or "the improvement" only?

You really should speak with a knowledgeable CPA (ideally someone who also invests in real-estate). You could depreciate the improvements and chattel (in some cases) at different rates.

You can not depreciate land. You can only depreciate improvements. Please contact your tax professional for assistance.
