Short sales, REO are never immediate. Also, look at the days on market to find homes that might be more available, and at a much lower price than what you would expect.

Yes. There are several, although there are others for sale at very good prices that are not foreclosure/short sales that you would be able to close on faster. Contact me for details on the three 4 Bedroom properties in Hampton Lakes that are in foreclosure. The prices are in the mid to low 200's. I did not find any 4 bedroom foreclosures in Highland Reserves.

Of course!

There are always some of those around.

I currently know of 6, pre-foreclosure, short sale, or foreclosed homes in Hampton Lakes, and at least 11 in Highlands Reserve. You have to be a bit careful when negotiating those deals though, make sure you work with an agent that knows the market and can crunch some numbers for you; that way you’ll know how much of a good deal you can get.

Also get a good home inspector; you don't want the home to be a problem for you down the road.
